Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1760.005 Rev A, 1760.011 Rev B, 1760.006 Rev A, 1760.012 Rev B, 1760.003 Rev A, 1760.009 Rev B, 1760.002 Rev A, 1760.008 Rev B, 1760.001 Rev 0, 1760.007 Rev B, 1760.004 Rev A, 1760.010 Rev B and 1760.013 Rev B, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Prior to the commencement of the development hereby approved, a schedule of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. All works of making good to the retained historic fabric to be carried out in materials and finishes to match the existing unless alternatives are otherwise agreed in writing with the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That the development hereby approved shall not commence until a detailed specification of the type, design and external finish of all windows, external doors hand the staircase has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. Prior to the commencement of the development hereby approved, further details, written and/or drawn details as appropriate of the works needed to make good following the removal of the existing staircase shall be submitted to and approved in writing by the Local Planning Authority.
