Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, PL02 and PL01 Rev A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Notwithstanding the joinery details shown on the approved plans, the works hereby approved shall not commence until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: To protect the special architectural and historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON 3 of the South Oxfordshire Local Plan 2011. That the woodburner flue to be located in the existing garage shall be painted black and thereafter retained as such. Reason: To protect the special architectural and historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON 3 of the South Oxfordshire Local Plan 2011.

Prior to commencement of works, the specification of the lime render/mortar shall be submitted to and approved in writing by the Local Planning Authority. Reason: To protect the special architectural and historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON 3 of the South Oxfordshire Local Plan 2011. That prior to the commencement of works hereby approved, details of the opening between the kitchen and sitting room, supported by an engineer's report, shall be submitted to and approved in writing by the Local Planning Authority. That all works of making good to the historic fabric will be carried out in materials to match the composition of the existing fabric unless alternatives are otherwise agreed in writing by the Local Planning Authority. ( this included daub infill panels etc) Reason: In the interests of historic fabric of the grade II listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON 3 of the South Oxfordshire Local Plan 2011.
