Conditions / Refusal Reasons
The development hereby approved shall be carried out in strict accordance with the details of the tree protection plan as shown on drawing TPP-001 rev A and the protection measures shall be kept in place during the entire course of development. Reason: To safeguard trees which are visually important in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011.

The exterior of the development hereby permitted shall be constructed in the materials approved under application P18/S0158/DIS. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.

The joinery for the front windows shall be as approved under application P18/S0158/DIS. Reason: To safeguard the character of the area in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, H13, CON7 and D1 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking or re-enacting that Order), no windows, doors or other openings other than those shown on the approved plans shall be inserted in the north east elevations of the development hereby permitted. Reason: To safeguard the amenities of adjoining occupiers in accordance with Policies D4 and H4 or H13 of the South Oxfordshire Local Plan 2011.
