Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, FIMPL03, FIMPL01, FIMPL14RevA, FIMPL32A, FIMPL34, FIMPL35, FIMPL36, FIMPL41A, FIMPL42A, FIMPL43, FIMPL44, FIMPL45 and FIMPL46A, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

The exterior of the works hereby permitted shall only be constructed in the materials specified on the plans hereby approved, in the materials stated on the submitted application form or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: To ensure that the special historical and architectural qualities of the Grade II listed building are not diminished, in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan.

Prior to the commencement of the works hereby approved, the Local Planning Authority shall receive and approve in writing the following details: 1. Pointing specifications and lime specifications; 2. Photographic schedule of materials; 3. Joinery details for all new windows and doors/ details of repair; 4. Agreement of proposed works and finishes to fireplace following removal of boarding and modern inserted material. Thereafter the works shall be carried out in accordance in the approved details. Reason: To ensure that the special historical and architectural qualities of the Grade II listed building are not diminished, in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan.
