Conditions / Refusal Reasons
The subdivision of the plot at no. 34, to create a separate residential property with off-street parking provision, would result in inadequate private amenity areas for both the existing and proposed dwellings. Furthermore, the recessed position of the proposed dwelling would go against the grain of development in an area where there is an exceptionally uniform pattern of housing. As such, the scheme would unacceptably harm the character and appearance of the locality, contrary to Policies G2, D1, D3 and H4 the South Oxfordshire Local Plan 2011, Policy CSQ3 of the South Oxfordshire Core Strategy and advice contained within the South Oxfordshire Design Guide.
