Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 112.73.1A, 112.73.2A, 112.73.3, 112.73.4, 112.73.5, 112.73.6, 112.73.7, 112.73.8, 00-001 and 00-002, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Prior to the commencement of the relevant part of the works hereby approved, a photographic schedule of all materials to be used in the external construction and finishes of the works shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Section drawings showing the construction of the new first to second floor stair within proposed Unit 1. b. Section drawings showing the construction of the new stair, new openings and relocated window within proposed Unit 2. c. Detailed drawings showing appearance of the lightwell and surrounding safety barriers for the basement apartment (west elevation). Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

Prior to the commencement of the relevant part of the work a method statement for the external cleaning of the masonry shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the agreed details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

A Statement of Significance and Impact Assessment at least equivalent to a Level 2 Record shall be compiled for the Main House, all outbuildings and the grounds in their existing condition and shall be submitted to and approved in writing by the Local Planning Authority prior to any works to strip out existing hospice facilities (see English Heritage guide Understanding Historic Buildings, 2006). Reason: As the building is of archaeological/historic importance in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.. Related application(s): P23/S1950/DIS
