Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plan, Composite plan 1B, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the development hereby approved shall be completed in accordance with the approved plan listed above, within six (6) months of the date of this permission, otherwise this permission shall lapse. Reason: To ensure works necessary for the safeguarding of the amenity of neighbouring occupiers are carried out in a timely manner, in accordance with Policies D4 and H13 of the South Oxfordshire Local Plan 2011 and Policy CSQ3 of the South Oxfordshire Core Strategy 2027.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order) no part(s) of the roof of the development hereby approved shall be used as a balcony or terrace nor shall any access be formed thereto. Reason: To safeguard the amenities of adjoining occupiers in accordance with Policies D4 and H13 of the South Oxfordshire Local Plan 2011.
