Having regard to the size and siting of the proposed extension relative to the ground floor window in the side elevation of the neighbouring property, number 49 Greenwood Avenue, the proposals would result in an intrusive, overbearing and unneighbourly form of development that would also result in loss of light and would detract from the residential amenity currently enjoyed by the occupants of number 49 Greenwood Avenue. As such, the proposals are contrary to policies G6, D1 and H13 of the South Oxfordshire Local Plan 2011 and to advice contained in the South Oxfordshire Design Guide.
