Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 10.366.PL.100, 10.366.PL.101, 10.366.PL.120, 10.366.PL.111A and 10.366.PL110A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. bricks to be used for the walls of the extension and garden office building b. slates to be used for the roof of the extension c. samafil to be used for the roof of the garden office building Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. Sample panels of facing brickwork showing the proposed colour, texture, face bond and pointing shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with approved panel. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. Detailed joinery drawings for all new windows and doors, at a scale of 1:5 and 1:20, and including sections and finish shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. The details of all new vents, downpipes and flues shall be submitted to and approved in writing before the relevant parts of the work are commenced. Thereafter, the development shall take place solely in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. That all new rooflights shall be of a flush-fitting, conservation style. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That a test panel of the cement based render on the front elevation shall be removed for inspection on site by the Local Planning Authority. No further removal of the render shall take place until the written approval of the Local Planning Authority is received subsequent to the inspection. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
