Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: to comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 011-03, LOC01, 001-00, 5190-012 and 010-rev 04, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That all new works and works of making good to the retained internal and external fabric of the building shall be finished to match the existing work with regard to the methods used and to material, colour, texture and profile. Reason: To ensure that the details of the works are acceptable and to safeguard the special architectural or historic character of the building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That drawings of joinery and insulation details at scale 1:20 shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the works, and shall be implemented in accordance with the approved details. Reason: To ensure that the details of the works are acceptable and to safeguard the special architectural or historic character of the building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. That prior to the commencement of the works, full details of flues and vents to be provided shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are acceptable and to safeguard the special architectural or historic character of the building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. That supplementary roof tiles to be used for the construction of the main roof should be matched to the existing plain clay tiles, and samples of the slates to be used for the roof of the extension shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are acceptable and to safeguard the special architectural or historic character of the building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. That the roof lights hereby permitted shall be conservation type, fitted flush, shall be non opening, and shall be so retained and maintained. Reason: To ensure that the details of the works are acceptable and to safeguard the special architectural or historic character of the building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
