Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the bedroom accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property No.86 Court Farm Barn, Warborough as a single dwelling house, as specified in the application, and shall not be occupied or used separately thereafter. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property contrary to Policies E8 and H6 of the South Oxfordshire Local Plan 2011.

That prior to the first use of the incidental guest accommodation hereby permitted, the boundary fence separating the stone barn from No.86 Court Farm Barn shall be removed and the garden integrated in accordance with dwg. no. 99B. The stone barn shall remain within the curtilage of No.86 thereafter. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property contrary to Policies E8 and H6 of the adopted South Oxfordshire Local Plan 2011.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Joinery & window details at a scale of 1:20 and 1:5 b. Foundation details Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy (CON 2/CON 3) of the South Oxfordshire Local Plan 2011.

Samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Plain clay tiles b. Timber weatherboarding c. Bricks d. Stone Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy (CON 2/CON 3) of the South Oxfordshire Local Plan 2011. All new rainwater goods shall be cast iron painted black. Reason: to safeguard the special architectural or historic interest of the listed building in accordance with Policy (CON 2/CON 3) of the South Oxfordshire Local Plan 2011.

Sample panels of facing stonework showing the proposed stone to be used, size, coursing and pointing style shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with the approved panel. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy (CON 2/CON 3) of the South Oxfordshire Local Plan 2011.
