Conditions / Refusal Reasons
That notwithstanding the provisions of Article 3 of the Town and Country (General Permitted Development) Order 2008 (or any order revoking or re-enacting that Order) no additional windows shall be constructed in the walls of the development hereby approved facing south west unless planning permission has been first granted by the Local Planning Authority on a formal application in respect thereof. Reason: To ensure that the development is not unneighbourly and to comply with Policies G2 and H12 of the South Oxfordshire Local Plan 2011.

That notwithstanding the provisions of Article 3 of, the Town and Country Planning (General Permitted Development) Order 2008 (or any order revoking or re-enacting that Order) no development within Classes A, B, E and F of Part 1 of Schedule 2 to the Order shall be carried out on land within the red site area shown on plan no 09/TH/01A unless planning permission has been first granted by the Local Planning Authority on a formal application in respect thereof. Reason: To protect local amenities in accordance with Policies GB2 and H12 of the South Oxfordshire Local Plan 2011.

A scheme for the hard and soft landscaping of the garden area relating to the new dwelling, which should include details of the planting of live trees and shrubs, for the treatment of the driveway, parking area and hardstanding and for the provision of boundary treatment, will be submitted to and approved in writing by the local planning authority prior to the commencement of the garage/carport hereby permitted. Reason: To help assimilate the development into its surroundings and to comply with Policies G2 and GB2 of the South Oxfordshire Local Plan 2011.

The approved scheme shall be implemented within 12 months of the commencement of the garage/carport hereby permitted. In the event of any of the trees or shrubs so planted dying or being seriously damaged, destroyed or diseased within 3 years of the completion of the development, they shall be replaced by an equivalent number of trees and shrubs of the same species in the next planting season following their demise, unless otherwise previously agreed in writing by the Local Planning Authority. Reason: To help assimilate the development into its surroundings and to comply with Policies G2 and GB2 of the South Oxfordshire Local Plan 2011.

The development to which this permission relates shall not be implemented in combination with any part of the development permitted under P07/W0754 or P07/W0137. In the event that the development permitted by this permission is commenced, then the previous permissions shall lapse and become void. This permission shall not be commenced in the event that works have commenced to implement either of the previous permissions referred to. Reason: To protect the openness of the Oxford Green Belt and to comply with Policies G2, GB2 and H12 of the South Oxfordshire Local Plan 2011.
