Conditions / Refusal Reasons
That the development be carried out strictly in accordance with the particulars of the development contained in application S.13/08 as shown on plan numbers 001 and 002 accompanying the application except as controlled or modified by conditions of this permission, unless otherwise agreed in writing by the Head of Sustainable Development. Reason: To ensure the details of the development are carried out in accordance with the application as approved.

That no services shall be routed under the canopies of any trees to be retained on the site without prior approval of the Chief Planning Officer. Reason: To ensure the protection of trees on land and to preserve the amenities of locality. (Policies G2 (OSP2016))

That except insofar as may be otherwise agreed in writing by the Chief Planning Officer, all trees and shrubs on the land be preserved and properly maintained and that in the event of any of the trees and shrubs dying or being seriously damaged or destroyed within a period of five years from the completion of the development a new tree or shrub or equivalent number of trees or shrubs as the case may be of a similar species and size shall be planted and properly maintained for a period of five years from the date of planting. Reason: To ensure the protection of trees on land and to preserve the amenities of the locality. (Policies: G2 (OSP2016))

Surface water from car parking area should be passed through a suitable type of oil/grit separator. Reason: To prevent pollution of the water environment. (Policies: G2, EN8 (OSP2016))

That surface water from the access road/car park areas be discharged via deep trapped gullies having minimum water seal of 85 mm or similar. Reason: To avoid pollution. (Policies: G2, EN8 (OSP2016))
