Conditions / Refusal Reasons
That, having regard to its excessive size, inappropriate details of design and inadequate provision of amenity space, the proposal would result in a cramped and inappropriate form of development which would detract from the character, appearance and setting of the area, contrary to Policies G2, G6 and D1 of the adopted South Oxfordshire Local Plan and the provisions of the approved South Oxfordshire Design Guide.
That the development will place additional strain on local services and, in the absence of any means to secure contributions for infrastructure improvements, would be contrary to Policy D11 of the adopted South Oxfordshire Local Plan.
That, inadequate information accompanies the application to demonstrate that it will not cause excessive noise and smells from the kitchen which would result in an unneighbourly form of development, contrary to Policy EP1 of the adopted South Oxfordshire Local Plan.
That, having regard to the size and location of the development, relative to the existing surrounding dwellings, the proposals would result in an oppressive and unneighbourly form of development, which would overlook adjoining property and detract from the amenity of occupants of those dwellings, contrary to Policy D4 of the adopted South Oxfordshire Local Plan.
