The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

The sustainable design features referred to in the supporting statement shall be provided and retained in the buildings. Reason: To ensure high standards in the conservation and efficient use of energy in accordance with Policy D8 of the adopted South Oxfordshire Local Plan.

The buildings shall be used for B1 purposes and for no other purposes including any other purpose in Class B1 of the Schedule to the Town and Country Planning (Use Classes) Order 1987 (or any Order revoking or re-enacting that Order). Reason: To provide local employment opportunities in accordance with Policy E5 of the South Oxfordshire Local Plan.

That development shall not commence until details of foul and surface water drainage have been submitted to and agreed in writing by the Local Planning Authority. Reason: In interests of public health in accordance with Policy EP1 of the South Oxfordshire Local Plan.
