Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the materials to be used for the external walls, roofs and windows of the development hereby approved shall be of the same colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, CON5, CON7, D1, and H13 of the South Oxfordshire Local Plan 2011.
Prior to the commencement of any site works (including demolition or site clearance) a protected area shall be designated for all existing trees in the vicinity of the proposed development and the trees shall be protected in accordance with BS 5837:2005 Trees in Relation to Construction. The agreed measures shall be kept in place during the entire course of development.
Reason: To safeguard trees which are visually important in accordance with Policies G2, C9, CON5, CON7, D1 and H13 of the South Oxfordshire Local Plan 2011.
The use and/or occupation of the building hereby approved shall remain ancillary to the use of Hope Cottage as a single family dwellinghouse and shall not be occupied or used as a separate unit of residential accommodation.
Reason: In order to ensure that the use of the building remains in connection with Hope Cottage and not for any other independent residential uses in accordance with South Oxfordshire Local Plan 2011 Policies G2, CON5, CON7, D4, H6, H13 and T1.
