Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
Prior to the commencement of development samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To safeguard the character of the area in accordance with Policies, G2, G6 and C2 of the South Oxfordshire Local Plan 2011.
Details of the proposed fencing along the north and west boundaries of the site including height shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of any development. All such approved means of enclosure shall be erected prior to the first use of the development, and shall thereafter be retained to the satisfaction of the Local Planning Authority.
Reason: In the interests of visual amenity in accordance with Policies G2 and C2 of the South Oxfordshire Local Plan 2011.
The stables hereby permitted shall be used only for the keeping of horses for the private leisure purposes of the owner of the land, and shall not be used for any commercial activity, including hiring, hacking, livery or tuition.
Reason: Permission is granted having regard to the particular needs of the applicant and the introduction of a commercial use is likely to be unacceptavle in this unspoilt rural location, in accordance with Policies G2, C2 and R10 of the South Oxfordshire Local Plan 2011.
