Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To safeguard the character and appearance of the Dorchester-on-Thames Conservation Area and to ensure that the development is in accordance with Policies G2 and CON7 of the adopted South Oxfordshire Local Plan.

That all rainwater goods shall be constructed of cast iron. Reason: To safeguard the character and appearance of Dorchester-on-Thames and in accordance with Policies G2 and CON7 of the adopted South Oxfordshire Local Plan.

That no development shall commence on site until the applicant has been responsible for organising an archaeological watching brief, to be maintained during the period of construction/during any groundworks taking place on the site. The watching brief shall be carried out in accordance with a written specification and by a professional archaeological organisation that has first been agreed in writing by the Local Planning Authority. Reason: To safeguard the recording and inspection of matters of archaeological importance on the site and in accordance with Policy CON13 of the adopted South Oxfordshire Local Plan.

That details of rainwater runoff from the roof and access shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing. Reason: To ensure that rainwater runoff from the roof and access does not run into Manor Farm Road and in accordance with Policy EP6 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the garage doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character and appearance of Dorchester-on-Thames and in accordance with Policies G2 and CON7 of the adopted South Oxfordshire Local Plan.

That before the commencement of any site works or operations relating to the development hereby permitted, an arboricultural method statement to ensure the satisfactory protection of retained trees during the construction period shall be submitted to the Local Planning Authority for approval. Written approval must be obtained prior to commencement of any site works including demolition. The matters to be encompassed within the arboricultural method statement shall include the following:- (i) The specification of the location, materials and means of construction of temporary protective fencing and/or ground protection in the vicinity of trees to be retained, in accordance with the recommendations of BS 5837 (2005) 'Trees in Relation to Construction', and details of the timing and duration of its erection; (ii) The definition of areas for the storage or stockpiling of materials, temporary on-site parking, site offices and huts, mixing of cement or concrete, and fuel storage; (iii) The details and method of construction of the proposed hardstanding in the vicinity of retained trees and how thus relates to existing ground levels. Reason: To safeguard trees and hedges which are visually important in accordance with Policy D11 of the South Oxfordshire Local Plan.

Before any development commences details of replacement tree planting shall be submitted to and approved in writing by the Local planning Authority. Reason: To safeguard the character and appearance of Dorchester-on-Thames and in accordance with Policies G2 and CON7 of the adopted South Oxfordshire Local Plan.
