Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory in accordance with Policy H4 of the adopted South Oxfordshire Local Plan.
Before the development is first occupied, the parking and manoeuvring areas shall be provided in accordance with the submitted block plan hereby approved and shall be constructed, laid out, surfaced (bound material), drained and completed, and shall be retained unobstructed except for the parking and manoeuvring of vehicles at all times.
Reason: To comply with the standards of the Local Highway Authority in accordance with Policy T1 of the adopted South Oxfordshire Local Plan.
Given that the proposed dwelling is to be occupied by a family
member there is no requirement to provide independent private garden areas for each dwelling. However, if and when the dwelling is occupied by/or sold to a non family member, the plot shall be subdivided to provide a private garden area for the two bedroom dwelling of size of no less than 50 square metres and thereafter retained as such.
Reason: To provide a separate rear garden area for each property and to protect the amenities of the occupiers of the new dwelling and to comply with policies G2 and H4 of the adopted South Oxfordshire Local Plan.
That the bathroom window in the side elevation of the new dwelling hereby permitted shall be glazed in obscure glass prior to first occupation of the premises and shall thereafter be retained as such.
Reason: To ensure that the development is not unneighbourly in accordance with Policy H4 of the adopted South Oxfordshire Local Plan.
