Having regard to the unsatisfactory form of extensions to the property, in particular the dormer window on the northeast elevation, the proposals would result in an incongruous form of development that would detract from the form and appearance of the existing dwelling. The proposals would accordingly be contrary to policies G6 and H13 of the adopted South Oxfordshire Local Plan 2011 and to advice contained in the South Oxfordshire Design Guide 2000.
Having regard to the location of the dwelling in close proximity to adjoining dwellings, and having regard to the excessive size of the extensions proposed, the proposals would result in an unneighbourly form of development by reason of overlooking, intrusion and loss of light that would detract from the residential amenity currently enjoyed by the occupiers of adjoining residential properties. The proposals would accordingly be contrary to policies G6 and H13 of the adopted South Oxfordshire Local Plan 2011, and to advice contained in the South Oxfordshire Design Guide 2000.
Having regard to the excessive size of the extensions proposed, the proposal would leave inadequate amenity space to serve the enlarged property, detrimental to the residential amenity of future occupiers, and accordingly would represent a cramped overdevelopment of the site. As such the proposals would be contrary to policy H13 of the adopted South Oxfordshire Local Plan 2011 and to advice contained in the South Oxfordshire Design Guide 2000.
