Conditions / Refusal Reasons
That having regard to the modest, cottage style character of the original dwelling and to the substantial extension that has already been erected at the rear of the property, the proposed substantial two storey side extension would appear intrusive, out of keeping with the appearance of the existing cottage and would destroy the remaining small scale character of the building. In this way the proposal would be contrary to policies G2, G6, D1 and H13 of the adopted South Oxfordshire Local Plan and advice contained in section 4.6 of the South Oxfordshire Design Guide.
That having regard to the scale and bulk of the proposed extensions which would double the length of the existing cottage, the proposals would fail to conserve and enhance the natural beauty, special landscape quality and distinctiveness of the Chilterns Area of Outstanding Natural Beauty. In this way the proposal would be contrary to policy C2 of the adopted South Oxfordshire Local Plan.
