Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That all new works and works of making good to the external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6, C2 and CON4 of the adopted South Oxfordshire Local Plan.

That lime mortar shall be used in the repair of the external walls. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and CON4 of the adopted South Oxfordshire Local Plan.

That the proposed rooflights shall be flush fitted, conservation type rooflights, in accordance with details which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and CON4 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of the development, window and door joinery details (sections and elevations at a maximum scale of 1:20, glazing bar details at 1:1) should be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and CON4 of the adopted South Oxfordshire Local Plan.

That nov ents, pipes or flues, other than those which are shown on the plans hereby approved, shall be affixed to any elevation of the building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and CON4 of the adopted South Oxfordshire Local Plan.

That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property Bromsden Farm only as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom. Reason: Permission is granted on the basis that the use will be ancillary to the main house as an unrelated use would be contrary to Policy H6 of the Council's South Oxfordshire Local plan and would have an unsatisfactory relationship with the adjoining listed buildings.

That notwithstanding the provisions of Article 3 of, and Classes A, B and C of Part 1 of schedule 2 of the Town and Country Planning (General Permitted Development) Order 1995, or any order revoking and re-enacting that Order, no extensions, additional windows, roof lights, roof extensions or roof alterations shall be carried out without the prior grant of planning permission from the Local Planning Authority on a formal application in respect thereof. Reason: To protect the character of the building in accordance with Policies G6 and CON4 of the adopted South Oxfordshire Local Plan.
