Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That a sample of the plain tile to be used for the roof shall be submitted to and approved in writing prior to the commencement of development.
Reason: To ensure that the details of the development are satisfactory and in accordance with Policies G6 and H13 of the adopted South Oxfordshire Local Plan.
That details of the height, materials and finish of the replacement boundary treatment to be erected along the north-west boundary of the site shall be submitted to and approved in writing by the Local Planning Authority and constructed prior to the first occupation of the new accommodation hereby permitted.
Reason: To protect the residential amenity of occupants of no 91 Old Road in accordance with Policy H13 of the adopted South Oxfordshire Local Plan 2011.
That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, (or any order revoking and re-enacting that Order) no additional windows shall be constructed in the walls of the development hereby approved, facing south east and north west without prior permission from the Local Planning Authority.
Reason: To protect the residential amenity of neighbouring properties in accordance with Policy H13 of the adopted South Oxfordshire Local Plan 2011.
Prior to the commencement of any site works (including demolition) a protected area shall be designated for the two ash and one acer on the site frontage, and the trees shall be protected in accordance with a scheme which complies with BS 5837:2005 Trees in Relation to Construction and shall have been submitted to, and approved in writing by, the Local Planning Authority. The agreed measures shall be kept in place during the entire course of development.
Reason: To safeguard trees which are visually important in accordance with Policy C8 of the adopted South Oxfordshire Local Plan.
