Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory and in accordance with Policy D1 of the South Oxfordshire Local Plan.

That the materials to be used for the making good of the walls shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory and in accordance with Policy D1 of the South Oxfordshire Local Plan.

That the living accommodation shall be occupied and used only incidental to and in connection with and ancillary to the occupation and use of 4 Quartermain Road, Chalgrove as a single dwellinghouse as specified in the application and shall not be occupied or used separately therefrom. Reason: As the separate occupation of the accommodation would represent an undesirable subdivision of the property and result in inadequate standards of amenity and privacy in accordance with Policy H13 of the South Oxfordshire Local Plan.

That the parking provision shall be as shown on the deposited drawing, reference GCE21/01 all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities and in accordance with Policy T2 of the South Oxfordshire Local Plan.

That the converted garage shall not be occupied or used until the means of access between the land and Adeane Road has been formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified have been undertaken strictly in accordance with the said specification. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy T1 of the South Oxfordshire Local Plan.
