That the proposed single storey rear extension by reason of excessive size, bulk and proximity to the shared boundary with No 41 Tarret Burn would appear unduly obtrusive and lead to loss of light overshadowing to the detriment of the amenities of the adjacent occupier at number 41 Tarret Burn and contrary to Policy H13 of the adopted Local Plan and Policy EX5 of the South Oxfordshire Design Guide.

That, having regard to the size and design details of the side to rear extension, the proposal represents an unacceptable form of development that would not be in keeping with the character or appearance of this semi detached pair of dwellings. As such the proposal would detract from the symmetry and character of the building and the character and appearance of the area contrary to Policies H13, G6 and D1 of the adopted Local Plan and Policy EX2 of the South Oxfordshire Design Guide.
