Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H11 of the South Oxfordshire Local Plan.

That the dormer windows at first floor level on the east elevation of the dwelling hereby permitted shall be obscure glass prior to the first occupation of the accommodation and shall thereafter be retained as such. Reason: To ensure that the development is not unneighbourly in accordance with Policy H11 of the South Oxfordshire Local Plan.

Reason: To ensure that the development is not unneighbourly in accordance with Policy H11 of the South Oxfordshire Local Plan.

Prior to the occupation of the proposed dwellings the parking and turning areas for the dwellings shall be provided in accordance with the plan (06-021/P/002 Rev C) and shall be constructed, laid out, surfaced (bound material), drained and completed, and shall be retained unobstructed except for the parking and turning of vehicles at all times. Reason: In the interests of highway safety and the amenity of the surrounding area in accordance with Policy H11 of the South Oxfordshire Local Plan.

That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a scheme for landscaping of the site including the provision of boundary fencing, and screen walling. The landscaping scheme shall make specific reference to boundary screening between private amenity space areas, the siting, design and materials of bin storage area and car park planting. Reason: To protect local amenities and ensure that the development is not unneighbourly in accordance with Policy H11 of the South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of, and Classes A, B, C or E of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) no development within those classes shall be carried out on the land unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To protect local amenities in accordance with Policy H11 of the South Oxfordshire Local Plan.
