Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the external walls shall be of the same colour, type and texture as that used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H4 of the adopted South Oxfordshire Local Plan.

That prior to the first occupation of the development hereby permitted, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification. Reason: In the interests of highway safety and convenience in accordance with Policies H4 and G8 of the adopted South Oxfordshire Local Plan.

That the parking area shown on the approved plan shall be provided and kept available for the use of the occupier of the new dwelling, prior to first occupation of the dwelling. Reason: In the interests of highway safety and convenience in accordance with Policies H4 and G8 of the adopted South Oxfordshire Local Plan.

That the grass verge fronting onto Glebe Road, shall be retained as shown on the approved plan. Reason: To help to assimilate the development into its surroundings in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no additional first floor windows shall be inserted unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To ensure that the development is not unneighbourly in accordance with Policy H4 of the adopted South Oxfordshire Local Plan.
