Conditions / Refusal Reasons
That, having regard to the restricted size of the site and to the character of the surrounding cramped development, the erection of a detached dwelling on the site would appear out of keeping with the established character of the area and would fill an important open gap in the streetscene and would detract from the visual amenity of the locality. In this way, the proposal would be contrary to policies G2, D1 and H4 of the adopted South Oxfordshire Local Plan and advice contained within the South Oxfordshire Design Guide.

That, having regard to the location of the site in relation to the adjoining property at no 18 Green Close, the proposal represents an oppressive and unneighbourly form of development which would adversely affect the residential amenity of the neighbouring properties contrary to policy H4 of the adopted South Oxfordshire Local Plan.
