That having regard to the bulk, height, massing and details of design, the proposal represents an inappropriate extension detracting from the character, appearance and detailing of the existing dwelling and would be detrimental to the visual amenity of the site and surrounding area, contrary to provisions of the adopted South Oxfordshire Local Plan 2011, particularly Policies G6, H4 and H13 and guidance contained in the South Oxfordshire Design Guide.

That having regard to the design, scale and close proximity to the southern boundary, the proposal represents an inappropriate extension which would be detrimental to the character and appearance of the Goring Conservation Area, contrary to provisions of the adopted South Oxfordshire Local Plan 2011, particularly Policies G2, H13 and CON7, guidance contained in the South Oxfordshire Design Guide and advice set out in PPG15.
