Conditions / Refusal Reasons
That no trading or serving of hotel customers shall take place on the outdoor patio area in front of Stonewell Cottage and no furniture shall be provided for use by hotel customers in this area.
Reason: To protect and improve the amenity of neighbouring residents in accordance with Policies G2 and TSM3 of the South Oxfordshire Local Plan 2011.
That the land in front of Stonewell Cottage shall not be used for access or parking except by emergency and maintenance vehicles only. The existing bollards restricting access from Bear Lane shall be retained in order to control this requirement.
Reason: To protect the character and amenity of the surround residential neighbourhood and the convenience of access along Bear Lane in accordance with Policies D2 and TSM3 of the South Oxfordshire Local Plan 2011.
That the mock Grecian porch structure shall be demolished and removed from the eastern elevation and replaced with the simplified structure proposed by Drawing No. 06020-P02 within 6 months of the grant of this planning permission.
Reason: To ensure that the details of the development are in keeping with the character, appearance and setting of the building in accordance with Policy TSM3 of the South Oxfordshire Local Plan 2011.
