That, having regard to the fact that The Cricketers Arms is the only public house in Littleworth which is within reasonable walking distance for the local population, the proposed change of use would result in the loss of an essential community facility. No evidence has been provided to the Local Planning Authority to suggest that the service is not economically viable and no marketing exercise carried out to assess whether there is interest in running the premises as a public house. As such the proposal is contrary to policy CF1 of the adopted South Oxfordshire Local Plan and advice in PPS7.
