Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the roofs shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory and in accordance with Policy D1 of the South Oxfordshire Local Plan.

That notwithstanding any indications to those matters which may have been given in the application the external walls of the building shall be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory and in accordance with Policy D1 of the South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no additional windows or doors, or doors or windows of a size larger than as those on the submitted plans shall be inserted in the elevations facing No 32 and 34 High Street including the roof space unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To ensure that the development is not unneighbourly and in accordance with Policy H13 of the South Oxfordshire Local Plan.

That the utility room door and window at ground floor level and the bathroom window at first floor level in the elevation of the extension hereby permitted facing No 32 High Street shall be glazed in obscure glass prior to the first occupation of the premises and shall thereafter be retained as such. Reason: To ensure that the development is not unneighbourly and in accordance with Policy H13 of the South Oxfordshire Local Plan.

That the flat roofed area over the ground floor extension hereby permitted shall not be used as a roof terrace. Reason: To ensure that the development is not unneighbourly and in accordance with Policy H13 of the South Oxfordshire Local Plan.
