Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the garage doors shall be timber and side-hung and shall be finished in accordance with details that shall first have been submitted and approved in writing by the Local Planning Authority prior to the commencement of development.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6, H13 and CON7 of the adopted South Oxfordshire Local Plan 2011.
That the materials to be used for the external walls and roof of the garage hereby permitted shall be of the same colour, type and texture as those used on the existing dwelling.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6, H13 and CON7 of the adopted South Oxfordshire Local Plan 2011.
That the ash tree to be removed to facilitate the construction of the garage hereby approved shall be replaced in the next planting season following the completion of the development with a tree of a size and species to be agreed by the Local Planning Authority
Reason: To safeguard the character of the area in accordance with Policy CON7 of the adopted South Oxfordshire Local Plan 2011.
That all other remaining trees on the land adjacent to the garage hereby permitted shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development.
Reason: To safeguard trees which are visually important in accordance with Policies CON7 and C9 of the adopted South Oxfordshire Local Plan 2011.
