Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That details of all new or replacement doors and windows shall be submitted at a scale of 1:20 (section and elevation) and approved in writing by the Local Planning Authority before the development commences. Reason: To ensure that the details of the development are satisfactory and safeguard the character and appearance of the listed building in accordance with Policies G6, H13, CON2, CON3 and CON7 of the adopted South Oxfordshire Local Plan 2011.

That samples of the roofing and walling materials shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6, H13, CON2 and CON7 of the adopted South Oxfordshire Local Plan 2011.

That details of the paint finishes to be used shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To safeguard the character and appearance of the listed building and surrounding area in accordance with Policies G6, H13, CON2, CON3 and CON7 of the adopted South Oxfordshire Local Plan 2011.

That a detailed specification of any guttering, vents and flues shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To safeguard the character and appearance of the listed building in accordance with Policies CON2 and CON3 of the adopted South Oxfordshire Local Plan 2011.

That notwithstanding anything contained in the Town and Country Planning General Permitted Development Order 1997 (or any order revoking and re-enacting that Order) no additional windows shall be constructed in the north-facing walls or roof of the extension hereby permitted. Reason: To ensure that the development is not unneighbourly in accordance with Policy H13 of the adopted South Oxfordshire Local Plan 2011.
