Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That development shall not begin until a detailed specification of the structural support for the proposed stone retaining wall, new gates and railings at scale 1:20 (sections and elevations) has been submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory to accord with Policy CON3 of the adopted South Oxfordshire Local Plan.
That a sample of stone and lime mortar bedding and pointing to be inspected on site by the Conservation Officer before the development commences.
Reason: To safeguard the historic character and appearance of the listed building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.
That the existing trees on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development.
Reason: To safeguard trees which are visually important and to accord with Policy C9 of the South Oxfordshire Local Plan.
The development hereby approved shall not be commenced if planning permission P04/W0598 for the conversion of barn to ancillary accommodation for the purpose of undertaking chiropractic treatment has been implemented.
Reason: As the implementation of both permissions would result in insufficient parking spaces being provided contrary to Policy D2 of the South Oxfordshire Local Plan.
Upon commencement of the development approved no development shall be undertaken pursuant to planning permission P04/W0598 conversion of barn to ancillary accommodation for the purpose of undertaking chiropractic treatment.
Reason: To ensure that adequate parking provision is provided and to accord with Policy D2 of the South Oxfordshire Local Plan.
