Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6, D1 and H4 of the South Oxfordshire Local Plan.

That prior to the first occupation of the new house, two parking spaces for use in connection with the existing house, and one space for use in connection with the new house shall be formed and shall be retained and maintained as such in accordance with the details set out on plan ref. 301-3 accompanying the application. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy D2 and H4 of the South Oxfordshire Local Plan.

That notwithstanding the details accompanying the application, the proposed fence dividing the frontage parking areas shall not exceed 1 metre in height. Reason: To retain pedestrian visibility in accordance with Policy D2 of the South Oxfordshire Local Plan.

That prior to the first occupation of the new dwelling hereby permitted, the proposed fence dividing the rear garden areas shall be erected and thereafter shall be so retained. Reason: To ensure that the details of the development are satisfactory in accordance with Policy D3 of the South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of and Classes A, B and E of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order), no development within Classes A, B and E of Part 1 of Schedule 2 to the Order shall be carried out on any of the land included within the red edged application area accompanying the application unless planning permission has first been granted by the Local Planning authority on a formal application in respect thereof. Reason: To ensure that the details of the development are satisfactory in accordance with Policies D3 and H4 of the South Oxfordshire Local Plan.

Prior to the first occupation of the new dwelling hereby permitted, a hard standing shall be provided on the site of a size sufficient to store 3 x 240 litre wheeled refuse/recycling bins, in accordance with a scheme to be first submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy D10 of the South Oxfordshire Local Plan.
