Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the external walls and roof of the proposed garden workshop building shall be constructed and finished in accordance with a schedule of materials and finishes, which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences.
Reason: To ensure that details of the development are appropriate and sympathetic to the character of the site and the surrounding area in accordance with Policies G2, G6, C1, C2 and H13 of the South Oxfordshire Local Plan 2011.
That the garden workshop building hereby permitted shall be used only for purposes ancillary to the use and enjoyment of the single residential occupation of 15 The Ridgeway and shall not be used for any commercial or business purpose or as a separate domicile.
Reason: To protect the character of the surrounding area and the amenity of the occupants of nearby properties in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.
That the hedge to the south of the proposed access shall be reduced in height to 1 metre for a length of 2.4 metres and shall thereafter be retained as such.
Reason: To ensure highway safety and convenience in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.
That the two existing sheds in the rear garden shall by removed from the site prior to the first occupation of the garden workshop hereby permitted.
Reason: To ensure that development on the site remains sympathetic to the scale and character of the site and the surrounding area in accordance with Policies G2, G6, C1, C2 and H13 of the South Oxfordshire Local Plan 2011.
That the proposed means of access onto Wanbourne Lane is to be formed, laid out and constructed to the approval of the Highway Authority strictly in accordance with the Highway Authority's specifications and that all ancillary works specified shall be undertaken prior to commencement of works.
Reason: To ensure highway safety and convenience in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.
