Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
The materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building.
Reason: In the interests of the visual appearance of the building in accordance with Policies G2, G6, C2, D1 and H13 of the South Oxfordshire Local Plan 2011.
All new windows, external doors and rainwater goods shall match those of the existing building in type, design and external finish.
Reason: In the interests of the visual appearance of the building in accordance with Policies G2, G6, C2, D1, and H13 of the South Oxfordshire Local Plan 2011.
The extension shall not be occupied until the roof lights in the south east elevation have been fitted with obscure glass. The obscure glazing shall thereafter be retained in position to the satisfaction of the Local Planning Authority.
Reason: In the interests of the amenity of the neighbouring property in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.
The trees and shrubs shown to be retained on the approved drawing shall not be pruned, cut back, felled, wilfully damaged or destroyed in any way in relation to the development hereby approved, unless otherwise agreed in writing by the Local Planning Authority.
Reason: To ensure the retention of the existing trees, and adjacent to the site in accordance with Policy C9 of the South Oxfordshire Local Plan 2011.
That the extension hereby permitted shall remain as ancillary to the use of the existing dwelling as one residential unit and shall not be occupied separately.
Reason: To secure the proper planning of the locality in accordance with Policy H6 of the South Oxfordshire Local Plan 2011.
