Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That, all development shall be finished to match the existing dwelling with regard to the methods used and to material, colour, texture and profile. Reason: in order to safeguard the special architectural and historic interest of the building on the Statutory List in accordance with Policies CON2 and CON3 of the adopted South Oxfordshire Local Plan 2011.

That, sample panels of facing brickwork showing the proposed colour, texture, facebond and pointing shall be provided on site and approved by the Local Planning Authority in writing before the relevant parts of the works are commenced and the sample panels shall be retained on site until the development is completed. Reason: in order to safeguard the special architectural and historic interest of the building on the Statutory List in accordance with Policies CON2 and CON3 of the adopted South Oxfordshire Local Plan 2011.

All external joinery shall be painted timber. Reason: in order to safeguard the special architectural and historic interest of the building on the Statutory List in accordance with Policies G2, G6, H13, C2, CON2 and CON3 of the adopted South Oxfordshire Local Plan 2011.

Detailed drawings or samples of materials, as appropriate, in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the development is begun: a. new windows at 1:10 with glazing bars at 1:1 b. new external doors at 1:10 with glazing bars at 1:1 c. new dormer and its facing materials d. roof material for the study extension with drawings of roof and eaves Reason: in order to safeguard the special architectural and historic interest of the building on the Statutory List in accordance with Policies G2, G6, H13, C2, CON2 and CON3 of the adopted South Oxfordshire Local Plan 2011.

There shall be no pipes, vents or flues on the front elevation of the building. Reason: in order to safeguard the special architectural and historic interest of the building on the Statutory List in accordance with Policies G2, G6, H13, C2, CON2 and CON3 of the adopted South Oxfordshire Local Plan 2011.

That, details and samples of the materials of the detached double garage shall be submitted to and approved in writing by the Local Planning Authority, prior to the commencement of works. Thereafter the development shall be carried out in accordance with the approved details. Reason: in order to safeguard the special architectural and historic interest of the building on the Statutory List in accordance with Policies G2, G6, H13, C2, CON2, CON3 and CON5 of the adopted South Oxfordshire Local Plan 2011.

That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges to the eastern and western boundaries of the land shall be retained and protected during the course of the development and for a period of five years following the completion of the development. Any trees, shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To safeguard the character of the area in accordance with Policies G2, G6, H13 and C2 of the adopted South Oxfordshire Local Plan 2011.
