Erection of side extension, single storey rear extensions & formation of new roof with dormers and new materials for walls & roof. (As clarified by additional parking layout received 22 November 2006).
Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
No development shall take place until samples of the materials to be used in the construction of the external surfaces of the extensions hereby permitted, including details of paint finishes have been submitted to and approved in writing by the local planning authority. Thereafter the development shall be carried out in accordance with the approved details.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, CON5, CON7 and H13 of the South Oxfordshire Local Plan 2011.
Notwithstanding the provisions of Schedule 2 Part 1 Class A and Class C of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no openings other than those expressly authorised by this permission shall be inserted in the western side elevation or roof of the extensions hereby approved without the prior written consent of the Local Planning Authority.
Reason: To ensure a satisfactory external appearance and to safeguard the residential amenity of adjoining occupiers in accordance with Policies G2, G6, CON7 and H13 of the South Oxfordshire Local Plan 2011.
That details of the type, design and finish of the doors, windows, rainwater goods, vents and flues (including plan and section drawings at 1:10 scale and elevations at 1:20 scale) shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development and thereafter implemented as approved.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, CON7 and H13 of the South Oxfordshire Local Plan 2011.
Prior to the commencement of any site works (including any demolition or site
clearance), a protected area shall be designated for all existing trees on the site which are shown to be retained and the trees on the boundary of the site within the curtilage of Grenville Lodge shall be protected in accordance with BS5837:2005 Trees in Relation to Construction and shall have been submitted to and approved in writing by the Local Planning Authority. The agreed measures shall be kept in place during the entire course of development.
Reason: To ensure the protection of important trees in accordance with Policies G2, CON7, C9 and H13 of the South Oxfordshire Local Plan 2011.
Notwithstanding the provisions of Schedule 2 Part 1 of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), the parking and manoeuvring areas shall be retained as shown on plan 200108.
Reason: To ensure that adequate on site parking is provided and that the details of the development are satisfactory in accordance with Policies G2, H13 and T1 of the South Oxfordshire Local Plan 2011.
That existing ground levels on the site shall not be raised, that no spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood as shown on maps held by the Environment Agency and that any walls or fencing constructed within or around the site shall be designated to be permeable to flood water.
Reason: To prevent obstruction to the flow and storage of flood water with an increased risk of flooding in accordance with Policies G2 and EP5 of the South Oxfordshire Local Plan 2011.
That, prior to the commencement of work, details of the floor levels and any flood proofing measures shall be submitted to and approved in writing by the Local Planning Authority. Thereafter, the flood level and any flood proofing measures shall be carried out and completed as approved prior to the first occupation of the extension.
Reason: To prevent the increased risk of flooding in accordance with Policies G2 and EP5 of the South Oxfordshire Local Plan.
