The proposals are contrary to policies G2, G6, D1 and H13 of the adopted South Oxfordshire Local Plan, and to guidance contained in sections EX2 and BD7 of the South Oxfordshire Design Guide. Having regard to its excessive size, unsatisfactory design and poor integration with the existing property, the proposed extension would result in an unsatisfactory and incongruous addition that would detract from the form of the existing semi detached property and from the character and appearance of the area.
