Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

The walls of the dormer shall be clad with tiles to match those used on the roof of the existing house. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H13 of the South Oxfordshire Local Plan.
