That having regard to the semi-rural, spacious character of the area and to the prominent nature of the site, the proposal to erect a new dwelling would appear intrusive in the street scene and out of character with the existing development in Craysleaze and the wider area which lies within the Chilterns Area of Outstanding Natural Beauty. In this way the proposal would be contrary to policies G2, G6, C2 and H5 of the adopted South Oxfordshire Local Plan and to the advice contained in the South Oxfordshire Design Guide.
