Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

No development shall take place until samples of the materials to be used in the construction of the external surfaces of the extension hereby permitted have been submitted to and approved in writing by the local planning authority. Development shall be carried out in accordance with the approved details. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of Schedule 2 Part 1 Class A and Class C of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no openings other than those expressly authorised by this permission shall be inserted in the first floor walls or roof of the extension hereby approved without the prior written consent of the Local Planning Authority. Reason: To safeguard the residential amenity of adjoining residents and to ensure a satisfactory external appearance in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.

The south facing side windows in the conservatory hereby approved shall contain obscure glazing only and thereafter shall be retained as such. Reason: To ensure that the neighbouring residential properties are not overlooked in accordance with Policies G2 and H13 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of Schedule 2 Part 1 of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), the garage accommodation shall be retained for the parking of private vehicles only. Reason: To ensure that adequate on site parking is provided and that the details of the development are satisfactory in accordance with Policies G2, H13 and T1 of the South Oxfordshire Local Plan 2011.
