Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the materials to be used for the doors and windows shall be of the same colour and type as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of Schedule 2 Part 1 Class A and Class C of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no openings other than those expressly authorised by this permission shall be inserted in the side walls or roofs of the extensions hereby approved without the prior written consent of the Local Planning Authority.
Reason: To ensure a satisfactory external appearance and to safeguard the residential amenity of adjoining occupiers in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.
The ground floor window and door to be installed in side wall facing No.22 shall contain obscure glazing only and thereafter shall be retained as such.
Reason: To ensure that the neighbouring residential properties are not overlooked in accordance with Policies G2, H13 of the South Oxfordshire Local Plan 2011.
That a privacy screen shall be erected on the boundary between the proposed conservatory and the adjoining property number 22 Hill Road. The details of the screen shall be submitted to and approved in writing by the Local Planning Authority and shall be erected prior to the first use of the conservatory and shall be so retained and maintained.
Reason:
The hedge on the boundary with No.26 Hill Road shall be protected during the construction period (in accordance with the recommendations of BS 5837/2005 "Trees in relation to construction") and thereafter retained in situ.
Reason: To ensure the protection of an important hedge in accordance with Policies G2, C9 and H13 of the South Oxfordshire Local Plan 2011.
That the garage accommodation shall be retained as such and shall not be adapted for living purposes unless planning permission has first been granted by the Local Planning Authority on a formal application.
Reason: To ensure that adequate on site parking is provided and that the details of the development are satisfactory in accordance with Policies G2, H13 and T1 of the South Oxfordshire Local Plan 2011.
