Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

No development shall take place until samples of the walls and roofing materials to be used in the construction of the development hereby permitted have been submitted to and approved in writing by the Local Planning Authority. Development shall be carried out in accordance with the approved details. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, CON2, CON3, CON5 and CON7 and H13 of the South Oxfordshire Local Plan 2011.

That development shall not begin until a detailed specification of the type and external finish of all rainwater goods, flues, vents and extract ducts has been submitted to and approved in writing by the Local Planning Authority and thereafter implemented as approved. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, CON2, CON3, CON5 and CON7 and H13 of the South Oxfordshire Local Plan 2011.

That development shall not begin until details of paint schemes have been submitted to and approved in writing by the Local Planning Authority and thereafter implemented as approved. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, CON2, CON3, CON5 and CON7 and H13 of the South Oxfordshire Local Plan 2011.

That a sample panel of the bricks with lime mortar to be used for the external walls shall be constructed and inspected on site and approved in writing by the Local Planning Authority before any development commences and thereafter implemented as approved. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, CON2, CON3, CON5 and CON7 and H13 of the South Oxfordshire Local Plan 2011.

That details of the type, design and finish of the doors, including section and elevation drawings at 1:20 scale, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development and thereafter implemented as approved. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, CON2, CON3, CON5 and CON7 and H13 of the South Oxfordshire Local Plan 2011.

Following opening up works relating to the inspection of stud work framing, details of positions and size of windows WG8 and WF6 shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development and thereafter implemented as approved. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, CON2, CON3, CON5 and CON7 and H13 of the South Oxfordshire Local Plan 2011.
