Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the doors and windows shall be of the same colour and type as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.

That the materials to be used for the walls and roof shall be of the same colour and type as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of Schedule 2 Part 1 Class A and Class C of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no openings other than those expressly authorised by this permission shall be inserted in the side wall or roof of the extension hereby approved without the prior written consent of the Local Planning Authority. Reason: To ensure a satisfactory external appearance and to safeguard the residential amenity of adjoining occupiers in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of works details of excavations, foundations and footings that fall within the root protection area (RPA) of trees on or adjacent to the site, shall be submitted for approval by this authority. Within the RPA pile and beam or cantilevered foundations will be used, and excavations will be limited to the location of the piles. Ground beams or cantilevered sections will be located onto existing ground levels without excavation or ground level changes. Reason: To ensure that the trees on the site are protected in the long term in accordance with Policies G2, G6, C9 and H13 of the South Oxfordshire Local Plan 2011.

That the garage accommodation hereby permitted shall be retained as such and shall not be adapted for living purposes unless planning permission has first been granted by the Local Planning Authority on a formal application. Reason: To ensure that adequate on site parking is provided and that the details of the development are satisfactory in accordance with Policies G2, H13 and T1 of the South Oxfordshire Local Plan 2011.
