Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That, details of the junction between the new roof and existing chimney stack shall be submitted to, and approved in writing by the Local Planning Authority prior to the commencement of the development.

That, samples of the bricks to be used for the external walls shall be submitted to and approved in writing by the Local Planning Authority before any development commences.

That, samples of the slate tiles to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences.

That, joinery details be submitted to, and approved by the Local Planning Authority prior to the commencement of the development.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, H13 and CON7 of the adopted South Oxfordshire Local Plan 2011.
That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the north western elevation of the first floor rear extension.
Reason: To ensure that the development is not unneighbourly in accordance with Policy H13 of the adopted South Oxfordshire Local Plan 2011.
