Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That details of the following matters shall be submitted to and approved in writing by the Local Planning Authority prior to the commencment of the works:- - details of the timber replacement proposed to the barn structure and the cladding (all repair work must be carried out on a like for like basis in terms of materials, construction technique and finish. Elm boarding must be replaced in elm to match the existing). - details at scale 1:20 of the proposed new glazed screen to the barn doors, new doors and windows and the new ramp (section and elevation). - details of the new cast iron aluminium gutter, flues and vents, all to be painted black. Thereafter the works shall be carried out in accordance with the apprved details. Reason: To ensure that the details of the works are satisfactory in accordance with Policies CON2, CON3 and CON4 of the South Oxfordshire Local Plan.

That samples and details of the following matters shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the works:- - sample panels of flint/brick/lime wall repair to be inspected by the Council's Conservation Officer. - samples of the proposed roofing and walling materials for th barn and the proposed extension. Thereafter the works shall be carried out in accordance with the approved details. Reason: To ensure that the details of the works are satisfactory in accordance with Policies CON2, CON3 and CON4 of the South Oxfordshire Local Plan.

That prior to the commencement of the works, a plan section of the suspended timber floor proposed in the barn shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policies CON3 and CON4 of the South Oxfordshire Local Plan.

That the building shall not be occupied unless the pigeon loft has been repaired in accordance with details which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: To protect the character and appearance of the listed building in accordance with Policies CON3 and CON4 of the South Oxfordshire Local Plan.

That all minor fittings in the barn shall be retained and maintained. Such fittings shall include the main entrance doors, jumper boards, harness pegs and mangers in the stable. Reason: To protect the character and appearance of the listed building in accordance with Policies CON3 and CON4 of the South Oxfordshire Local Plan.
