Conditions / Refusal Reasons
That having regard to its height, design and proximity to the neighbouring property the proposal would detract from the character and appearance of Mallards and the Whitchurch-on-Thames Conservation Area and the setting of Ford Cottage as a listed building. As such the proposal would fail to comply with the provisions of the South Oxfordshire Local Plan particularly Policies G2, G6, C2, H13, CON5, CON7 and PPG15.

That having regard to its height and proximity to the neighbouring property Ford Cottage the proposal would restrict the outlook and light reaching a bathroom window to the detriment of the enjoyment of this property's amenities. As such the proposal would fail to comply with the provisions of the South Oxfordshire Local Plan, particularly Policies G2 and H13.
